How to make a new build property feel like home

Building a new build property can often feel overwhelming knowing where to start and figuring out which areas you should pay more attention to.  Here are a few tips which should help make this process a little easier.

Find your style

Think carefully about how you want your home to feel, what atmosphere do you want to create? What style of décor do you like? Start collecting images that you like, Pinterest, Instagram and home magazines can be great places to look for inspiration.

What will you be bringing to the new property

Begin by thinking about what pieces of furniture and artwork you plan on bring to your new property.  Make sure that the proportions of your furniture are right for your new home. Once you know where these pieces will go, this will help inspire the other choices you make in the space.

Introduce colour

Often a new build can feel a little bland when you first move in. Paint colour choices will help reflect your personality and are a great way to put your own stamp on the space. Colour can create warmth and define areas within the home.  Don’t be afraid to fully commit to a colour you are drawn to and paint the whole rather than just picking a ‘feature wall’. This will very quickly make sure a new property feels homely and well planned. Also, furnishing with colour can help create this, for example cushions, rugs, bedding, throws, artwork, plants and accessories.

Texture

A good way to make a new property feel more homely is to bring in texture through the use of fabrics, soft furnishing and the potential use of panelling or slat wall panelling. Another good way to bring texture is by adding splashback tiling to a kitchen as builders often leave this area blank. This can also be an affective way to reflect your personality and bring some interest and character to the space.

Lighting & fixtures

Often new builds come with lots of downlights. These can be layered with softer lighting, for example lamps, pendants lights and wall lighting to help create different atmospheres for different times when a cosy atmosphere is wanted to be created. Lighting is also the perfect why to create the statement feature. Changing existing sockets, switches, handles on wardrobes, and kitchen cupboards can also be a way to bring individuality to the space. If the wardrobes/kitchen and been fitted with basic finishes, replacing these can really have a big impact and attention to these details will bring a quality feel without breaking the bank.
